Terms & Conditions

Reservations can be made by phone, e-mail or letter. A booking form will then be forwarded to the customer. Completion of booking form, along with deposit, must be received by return, in order for the holiday to be considered as booked; otherwise the reservation will be considered as no longer valid and the lodge will return to being available.

An advance deposit of 25% of total rental cost must accompany the booking form for the reservation of the lodge. Reservations are subject to written confirmation upon receipt of deposit.

The balance of the total rental cost must be paid in full at least 6 weeks prior to commencement of holiday. Failure to send the balance payment by the due date may be viewed as the customer cancelling the holiday. Under such circumstances, the deposit will not be refunded.

If you cancel your booking, you must immediately notify us in writing. In the event of a cancellation, you will still be liable to pay the total amount due. However, if we manage to re-let the accommodation for the full rental cost, any money paid by you will be returned. You are advised to take out insurance to cover loss due to cancellation.

The lodges are available after 4pm on day of arrival, unless otherwise notified. Accommodation in the lodges is restricted to the number of persons stated on the booking form. Puddle-Duck Lodge sleeps a maximum of four people; Cotton-tail Lodge sleeps up to six people. Infants in travel cots are not included in the restrictions. Lodges are to be vacated by 10am on day of departure.

Customers are responsible for keeping and leaving the lodge in a clean and tidy condition. We reserve the right to bill for significant damage or if the lodge is left excessively dirty. Please take care of the keys and barrier fob. A charge of £25 will be made for lost barrier fobs.

Reservations for all young male or female parties will only be accepted at the owners’ discretion.

No smoking or pets allowed at the property.

We shall make every effort to rectify any faults or make repairs to equipment or services as soon as possible, should the need arise. We cannot however, be held responsible for any such breakdowns or loss.

If for any reason beyond the owners control (e.g. fire, flood damage) the property is not available for the date of the holiday booked, all rent and charges paid in advance by the customer will be refunded in full. The customer shall have no further claim against the owners.

We cannot accept liability for injury or loss of life to any person within the property. Neither can we accept liability for loss or damage to any property or vehicle brought onto the site. You occupy the property at your own risk and are responsible for your own actions and omissions whilst you are there. It is your responsibility to ensure the property is secured at all times during your stay.

We recommend that the customer takes out private insurance as required.
